Project:Green Valley Corporate Center – Master Plan
Location: Henderson, NV
This 80-acre master plan was developed in 1993-94 with the purpose of creating an exciting and vibrant business community adjacent to the 215 Beltway at the intersection of Green Valley Parkway. It was destined to ultimately become the center of office activity in the City of Henderson. This project was awarded the 1999 Grand Award from the Southern Nevada Chapter NAIOP Spotlight Awards. This center is not a one dimensional project, but will consist of one through five story office buildings with a mix of uses from professional and flex space to high density back office. Due to a close proximity to single family residential west and north of this property, the land planning and landscape design were subject to intense community scrutiny. The edge and view corridors on Carnegie and Pebble Road were particularly sensitive. Grouped building complexes always provide more interest, better massing and more “People Place” opportunities. This master plan consists of seven groups of clustered buildings with individual entry statements and interesting landscaped plazas. All of the building groups have access off the loop road, which provides the heavily landscaped linkage through the entire 80 acres.
